There are several things to know when considering exotic Asian Acacia Walnut flooring species.
Most Asian Walnut floors are offered with a factory finish. Factory finish means that the factory has applied multiple protective coats of polyurethane, aluminum oxide, or a combination of both. These finishes protect the floor from minor scratches and wear. Of course, any hardwood floor can be scratched, but today’s factory finishes are much better than they were 20 years ago. The best option is to find an acacia hardwood floor with an aluminum oxide finish or a combination of aluminum oxide and polyurethane. If you purchase unfinished Asian walnut hardwood floors, you will need to apply the protective finish after installation in your home. This type of in-home finish is not very comparable to a factory finish, as an installer cannot duplicate the heat and pressure of the plates the same as a manufacturing process in a factory.
Asian walnut is usually available in 3 colors or stains. Natural is the most common color. Actually, the natural does not stain but has a protective finish. Natural Asian Walnut tabletops will have a wide variety of color ranges from dark to light. However, the darker colors will be a bit more predominant. Another commonly sold color is Cinnamon or sometimes called Cherry. This color has slight red undertones to give an elegant and semi-formal look. Cinnamon is a very rich and deep stain. The final color you may find is a stain sometimes called Smoke or Toffee. Smoke-stained Asian walnut floors look very similar to another species, black walnut. The stain isn’t actually black or extremely dark, but it’s a deeper, darker shade than the other colors you’ll find. A smoke stain, Asian Walnut is a nice alternative to its cousin, Black Walnut, as the Asian version can be priced a bit less.
One tip to remember when obtaining Asian Walnut hardwood flooring samples is to order two samples. Asian walnut or acacia wood has very different characteristics between each board. Two samples will give you a much better idea of what the floor will look like. Another tip is once you’ve decided to go with a specific color or dealer, buy a box first. When you get the box, place it loose in one area of your home to make sure you like the color and style. You may or may not be able to return the box to the dealer, but your initial investment will be much less than if you had purchased the entire work. If for some reason you don’t like acacia hardwood flooring, you’ll only lose around $100 instead of thousands.

By far, adolescence is the most turbulent period in an individual’s life. Most of us wish we could erase the memory of those awkward years; asocial behavior and sometimes curmudgeon; of the pain and bewilderment caused to our parents.
The transition period, when one is neither a child nor an adult, can be frightening for the adolescent and those closest to him. Overnight, parents, teachers and authorities are seen as enemies. Conversations become monosyllabic. Closed doors eloquently demand privacy. Dressing weird becomes fashionable. The parents are baffled by this stranger in their midst.
There is comfort, however, in that adolescent behavior is merely a passing phase, a milestone on the road to maturity. A better understanding of what is involved will save parents a lot of heartache. It should not be confused with Juvenile Delinquency, which is a criminal or antisocial activity committed by young people, who probably suffer from a personality disorder or who grow up in a pathological family environment.
Teens demand a measure of freedom, but want the security that a home provides. They want to be treated like adults even though they have not yet developed basic human relationship skills, and often end up angry with themselves and those who expose their naivety. ‘Nobody listens to me and nobody cares’ is the feeling that plays in their minds and makes them lonely. Sometimes they seek security in peer groups and identify with members in dress and behavior.
Why do teenagers behave the way they do?
o The change of body, the sudden growth, the specific changes of the sex give them the feeling of being totally out of control. Daniel WA says, ‘A teenager is like a house on moving day.’ Obesity or acne can increase her distress. They imagine that they are being persecuted.
o Adolescent brains are still developing. Through extensive studies of the brain, scientists have concluded that brain development between the ages of 10 and 25 is crucial. Although the brain is adult-sized by the age of seven, the gray matter that controls executive functions develops slowly in adolescence. The prefrontal cortex, which is responsible for coordinating the functions of judgment, reasoning, emotions, and behavior, is the last to mature. As a result, adolescents find it difficult to make sound decisions. They act rashly without considering the consequences. They jump to the wrong conclusions and take offense at innocent comments made by parents or other adults. In short, they are unable to control their emotions.
o The other disruptive behavior is the disruption of adolescent sleep patterns. They like to sleep until the wee hours of the morning and are reluctant to get out of bed. Parents see this as a form of rebellion and brand them as lazy and uncooperative. The change in sleep patterns is important because while they sleep, growth and sexual maturation hormones are released into the bloodstream. The circadian rhythm of the brain is altered to facilitate this process. Therefore, teenagers are early risers. They perk up at night and are wide awake when others want to sleep. They don’t think about turning on their music systems at night, or sitting at their computers until the wee hours of the morning. Parents who are aware of this change will encourage their teens to slow down their evening activities, avoid stimulants like caffeine, and limit late-night Internet use.
Inside the brain is a ring-shaped area called the limbic area that generates primary emotions of fear, anger, and rage. The prefrontal area is what keeps emotions in check. But since it is not fully developed in adolescence, the limbic area asserts itself. This is the reason why teenagers behave impulsively. Sex hormones that act on the limbic area increase aggressiveness and irritability. Serotonin secretion falls.
As psychologist David Elkin says, “Teenagers believe in their own personal fable: Nothing will happen to me. It only happens to other people.”
Parents and teachers will be more tolerant of rude or antisocial behavior if they are aware of these physiological changes.
Ways teens show their independence:-
1. They cultivate unhealthy habits such as smoking, drinking or experimenting with drugs because they are unable to make sound judgments or do not know how to assess the damage that these habits can cause. Instant gratification is all that matters. The peer pressure gods give them.
2. They are more prone to accidents as they indulge in drunk driving, speeding, drag racing and being distracted on the highways. Death, suicide, and homicide rates are highest among adolescents.
3. Anxiety, eating disorders, schizophrenia, and substance abuse can develop in adolescence. The sooner treatment is started, the better the chances of recovery.
4. Girls like to behave like tom boys. Or they may suddenly realize their sexual power. They are interested in beauty aids and strange fashions. Or they may develop anorexia nervosa with the idea of keeping their bodies “like willows”.
5. Because sex hormones are overactive, they fall into love traps. Rape, teasing, pregnancy, or sexually transmitted diseases can lead to serious problems. Possessiveness in children can lead to controlling behavior or even violence against female friends. Free mixing with the opposite sex, exposure to uncensored media, lack of sex education, or even a permissive family environment will lead them to experiment. In the West, 40% of girls in the 13-15 age group are non-virgins, 15-20% are addicted to pornography, and teenage pregnancies are on the rise like never before.
6. Adolescents have a low level of frustration. They are governed by the pleasure principle and seek instant gratification.
7. Many teens find safety in groups. They prefer to be with friends than at home. Experimenting with alcohol, drugs or sexual escapades becomes exciting. Absenteeism from school or running away from home are some of the ways in which they show their independence.
8. Sometimes they want to maintain a lifestyle that they cannot afford. So they start robbing or harassing the parents for money.
How to deal with teen angst:-
– Parents need to understand that the rebellion is not personal and that despite their rude behavior, teens love their parents and want the safety of home.
– Understanding why adolescents behave as they do is important. This is just a temporary phase of maybe 2-3 years until they reach adulthood.
– Parents should give their children unconditional love and discipline. Discipline must be constant. Boundaries give children a sense of security. Discipline helps them relate to themselves and mature.
– Parents should lead by example. They should always present a united front to their children. The authority of the parents in the home must be indisputable. The New Age formula of treating children as equals is dangerous. There can be no equality between parents and children. This will only bring negative repercussions. Children begin to think that everything can be negotiated. Parents should insist on good behavior. They must make their adolescent children aware of social violence and teach them sexual propriety and the dangers of unprotected sex.
– There must be openness when discussing serious issues such as good behavior and the misuse of freedom. Topics need to be tactfully introduced so that the adolescent feels confident in discussing his problems, knowing that his parents have his best interests in mind.
– The doors of communication must always be left open. Listening to the adolescent and her problems is the most important component of communication. Some parents try to force their unfulfilled dreams on their children and force them to do what they don’t want. This causes them to rebel.
– Lately, many parents have begun to spy on their children and feel perfectly justified in doing so. They can search their rooms or scan their journals or even sneak up on them to see if they are using drugs, alcohol or misbehaving with the opposite sex. Some parents even employ private detectives. There is a chance that this could backfire and permanently damage the parent-child relationship. John Stott believes that “loving but firm confrontation is a better approach than espionage.”

This is a continuation of my bikini body series on how to strengthen the transversus abdominis called “The First Step to Looking Great on the Beach This Summer: The Importance of the Transversus Abdominis Muscle.”
The following exercise is the simplest exercise for most beginners to learn to contract the abdominal muscles. By doing these exercises daily, you’ll notice a slimmer, firmer waist, better posture, decreased lower back pain, and increased body confidence.
The retraction maneuver lying down (vacuum technique)
Instructions:
1. Lie on your back with your head supported on a foam roller or towel.
2. Place a foam roller, small ball (the size of a football, it can be soft), or a thick rolled towel between your knees.
3. Place an object such as 2 taped hockey pucks (or a toy block) on your stomach in line with your hip bones. (Any household item can be used. Just make sure it’s lightweight and tall enough so you can see it move as you do the exercise.)
4. Without holding your breath, squeeze the roller or towel between your knees and try to pull the discs toward your abdomen without initiating a contraction action. The goal of this exercise is to fire the transversus abdominis without firing the rectus abdominis muscle.
As you push your abdomen down and in, try to flatten your back against the floor.
Some visualizations to help you draw the abdomen:
– Try to pull the navel up to the spine.
– Visualize yourself trying to get through a narrow space between two objects at waist height.
– Imagine trying to zip up the tightest pair of pants in the world.
– As you contract your stomach, you should feel the discs or blocks sink in. If they rise while performing this maneuver, you must stop, restart, and try again until they sink.
Reps and sets:
During this exercise, breathe normally, but hold this “empty” position. Letting go counts as one repetition. You can start with 5 repetitions, each held for 5 seconds. Relax and let the plates or blocks rise for 2 to 3 seconds between repetitions. Do 3 sets.
Too easy?
Once you’ve mastered the first level, move on to the next level: Perform three sets of 8 contractions held for 5-10 seconds each.
Note:
Don’t rush through this transverse abdominal exercise. A slow, controlled movement is all that is needed for the exercise to work. The slower you perform this exercise, the better your form and effectiveness will be.
It may take 3-6 weeks of consistent training for you to fully understand the concept of this exercise, master the exercises, and see results. If you have a background in yoga, pilates, or martial arts, you will find these exercises to be simpler than those who have been taught to work only the rectus abdominis muscles through sit-ups and other abdominal exercises.

Some homes or multi-family properties in real estate may appear unfinanced. This could be for any number of reasons, including prospective buyers or title issues with the properties. Unfortunately, these problems seem to occur after an investor buys a property and is then unable to sell it.
Let’s take a look at the common reasons why properties can’t be financed and what can be done. Probably the most common problem is that the appraisal of a property is not enough to cover the costs and expenses of a rehabilitation. The investor often only discovers this after the rehab is complete and has a ready and willing buyer who has to obtain a conventional bank loan to purchase it.
Similarly, the appraisal may arrive, but the buyer may not obtain financing due to the lender’s more stringent requirements, such as credit scores, time on the job, recent history of foreclosure or bankruptcy, to name a few. It may not be as simple as moving on to another buyer or simply getting another appraisal, especially if the FHA turned this buyer down in the first place because the investor’s property has been appraised “tainted” in the FHA system for at least least six months. months.
The easiest solution to credit and appraisal problems is to get private lenders or portfolio lenders to finance the sale. Private lenders are people who are willing to lend money that they would normally have in a bank earning a couple of percent interest. The investor must offer this person a 10% interest-only loan secured by a first mortgage on a property with a two- or three-year balloon note. This private lender could also receive 2% to 5% as loan closing points and have a prepayment penalty of three months of interest.
Here is an example of what the private lender would get with a $100,000 mortgage: The buyer should be able to pay 20% of the purchase price to insure the mortgage in the event of a market downturn. Many of today’s home buyers have large deposits because they have been through foreclosure and have missed mortgage payments for extended periods of time. 10% interest on $100,000 = $833.33 per month vs. maybe $83.33 at a local bank at 1% interest on a savings account.
At closing, the lender would get cash from $3,000 to $5,000 as closing points. If the homeowner refinanced during the loan term and paid the prepayment penalty, the private lender would receive an additional $833.33 x 3 months prepayment penalty = $2,500.
The appraisal must be done by an accredited appraiser and a title policy and insurance must be provided to the private lender. An attorney should draft all mortgage documents and do the actual closing to protect the investor/seller and the lender.
Using a private lender allows a buyer with bad credit to purchase a home.
