Low temperatures and high winds during the winter months can cause plumbing pipes to freeze inside the wall. Vacant homes without perpetual heat can also cause pipes to freeze. The consequences of frozen pipes can be very serious and extremely expensive to repair. Also, since cold weather tends to affect many people within a particular region, plumbing services are often in high demand and parts are hard to come by. A burst water main can potentially leave you high and dry for days on end. Take the following steps to ensure your water pipes survive the cold weather.

Always leave a dripping faucet on every fixture in your home if you anticipate a frost coming. This is especially true for faucets that have supply lines running outside of your home, even if only for a short period. When water is in motion, it is much more difficult to freeze than water that is standing still inside a pipe.

Shut off water from outside faucets before freezing hits. Also, after turning off the main water supply, flush all the water from the faucet to make sure all pipes are empty. When water freezes inside a pipe and then thaws when the weather warms up again, the ice expands and is very likely to break the pipe. This is one of the most common scenarios faced by hundreds of thousands of people each spring.

If you have cabinets containing pipes adjacent to outside walls, leave the cabinet doors open during a freeze. An enclosed space like under the sink, especially if it faces an outside wall, will be less exposed to heat and therefore much more likely to freeze in cold weather. Leaving cabinet doors open will allow the heat from your home to prevent pipes from freezing.

It is imperative that you insulate as much as you can before the winter months arrive. This includes all plumbing that is exposed to the outside elements and, where possible, also pipes inside the walls. Before the first big freeze of winter, people rush to the hardware store, often quickly stripping all the insulation off their pipes. Be sure to plan ahead so you don’t get caught in a bad situation.

If you plan to leave your home unattended for any period of time during the cold months of the year, it is very important to plan accordingly. Make sure you have a working thermostat that is set to keep the house at the right temperature. It’s also a good idea to have a neighbor check on your house while you’re away, as a complete freeze-up of pipes resulting from a faulty heating system can be horrible.

If you have frozen pipes that need immediate attention, there are a few steps you can take before the plumber arrives, including turning up the heat in the room, exposing the pipe, and, if available, aiming a space heater at the frozen pipe.

Remember, there are a few simple steps you can take to ensure your plumbing survives even the harshest of winters.

The last two months have seen an incredible increase in the number of foreclosures filed and the number of actual foreclosures being followed. Add to this the 2 million more foreclosures expected in 2012 and the real problem for most real estate investors is not the lack of available discount homes, but how to finance them.

It’s no secret that mortgage financing has become incredibly hard to come by these days. In addition to a series of new regulations, banks are still afraid to lend and are being more cautious than ever about the loans they accept. They want zero risk. Even though there has been a recent uptick in activity among subprime securities, the new rules make it virtually impossible for true subprime loans or exotic mortgages to come back in force anytime soon. So where should real estate investors go to get financing for their investments?

Unfortunately, “hard money” lenders are no longer as easy to work with as they once were. In addition to tons of equity in a property, they now want to check credit, income, assets, and require investors to have a proven track record before lending. So they still want to charge ridiculously high double-digit fees and points.

Fortunately, a new option has emerged. Transactional financing has been created as the perfect alternative for investors buying houses. It means no more jumping through hoops and much faster funding of deals for shorter cash cycles.

Do you think it sounds too good to be true? What’s the trick?

Thousands of savvy real estate investors are using this type of flash financing to fund their deals every week. Although, of course, there is a catch. That is, investors must also have an ultimate buyer lined up who is either qualified for a loan or has the cash to complete the transaction.

This really isn’t that hard, especially since savvy investors know they should have an exit strategy planned out before they buy any property anyway.

These buyers can range from those looking for a new residence or second home to buy-and-hold investors who will rehab and rent them. With some regular networking and a good internet marketing campaign to attract buyers to your subscription list, you too should be able to build a good sized list of potential buyers much faster than you think.

Before we get into the explanation of an inactive agent and an active agent, we’ll start with a brief overview of how the real estate brokerage system works in Ontario. We will refrain from going into too much detail and therefore the following will be a very simplified version.

In Ontario we have a brokerage board called RECO or the Real Estate Council of Ontario. A brokerage registers with RECO, pays its fees and dues, which include errors and omissions insurance, and is then ready to market real estate in the province of Ontario only. The Owner/Broker may work alone as a single entity or invite licensed real estate sellers and Brokers to join their Brokerage House and market real estate on behalf of the Brokerage.

A real estate broker in Ontario can apply to become a member of their local real estate board. If accepted, the Brokerage will pay board fees and dues which may include fees and dues applicable to the Ontario Real Estate Association and the Canadian Real Estate Association. If this option is taken by the Brokerage, then all real estate agents registered with this Brokerage must also become members and pay their applicable fees due to said board and associations. In very rare cases, the Brokerage will cover these fees and those owed to selected agents. The difference between being a member of the board or not is that board members will have the privilege of all the services available to them from the board and the associations, including the multiple listing service which has proven invaluable to the professional and the full-time real estate worker.

So what is an inactive real estate agent? Simply put, an inactive agent in Ontario is one who is licensed under RECO and has for whatever reason decided not to deal in real estate and has not done so for a specified period of time. There are still many agents in Ontario who remain with their current Brokerage and if that Brokerage is a member of the board, even if an agent is inactive, they may still be paying fees and owed. Fees and dues may also include your monthly brokerage fees, desk fees, franchise fees, and other expenses. Since this is obviously a huge waste of money, these inactive agents will look for other brokers who will allow them to park their license without the wasted expense.

These are some of the terms used to refer to a brokerage that will accept inactive real estate agents in Ontario. “Park your license”, “store my license”, “hang my license”, “hold your license”, “real estate or brokerage license holding company”, just to name a few.

A real estate agent who decides to park their license will still have to pay some fees, but the difference will save them hundreds if not thousands of dollars a year. Some of the fees will be for RECO, such as license registration fees that are due every 2 years, and errors and omissions insurance will still apply. In Ontario, they must also earn 24 credits in their continuing education requirements and these credits expire upon renewal.

What about the Real Estate Broker that provides the license holding services? Here the agent must do their due diligence. Look for a reliable and proven brokerage office that is not a member of any real estate board. Ask for the highest commission split available to you if you sell a property or 2 or if you refer sales to other brokers or agents you may know. Even though your license is in Park and you are inactive, your license in good standing is still active. Make sure you don’t pay ridiculous desk fees, extra monthly fees, franchise fees, etc. Having said that, there will most likely be a small membership fee applicable for their services. Shop around for the best deal, but remember to keep an experienced broker who parks or has licenses a priority.

Inactive then, refers to the actual broker who is not active in day-to-day real estate trading. As long as the license is registered with the Ontario Real Estate Council and is in good standing, your real estate license is “active.” If you decide, as an agent, to go inactive, you now have a wonderful and money-saving option to transfer and join an Ontario brokerage that you can park your license with. This brokerage will hold your license and this will allow you the opportunity to keep your license active so it doesn’t fall by the wayside and expire or be terminated.

I shudder to think if I had to go over the process and expense of getting my realtor license all over again…yuck! If you have this valuable asset now and are thinking of going inactive for whatever reason, think carefully about keeping your license active because you never know how valuable this asset will be to you in the future. Hang it, park it, store it, hold it, keep it active! Good luck.

This is in part because many have found the need to expand their use and functionality in the home at a relatively cheaper cost. Consequently, the trend of promoting a unique and practical idea to remodel a basement is becoming a business. In fact, the first of many things to consider when doing a remodeling project begins with a good idea. If you have a plan to finish your basement, this is the article for you.

There are several things to consider when planning a basement renovation. You should have a checklist of the items you need to complete your basement project. Remember that it all starts with the perfect basement concept.

-Develop your plan. Your idea should follow the plan of the existing house. The shape of the wall must be the same. Except that each floor is being designed according to its function. 6. Put away all the books, documents, magazines and all other things that make your home messy and untidy. Get rid of items that are no longer useful. Keep them in one place and organize them properly. Rearrange your furniture to make your home look as spacious as possible.

7. Make sure every room in your home is well lit. Add a few high wattage light bulbs in rooms that seem darker. The brighter a room is, the cleaner it will appear.

These are the very basic things that most people don’t do. Remember, to sell your home fast, you have to work hard. Cleaning is the easiest and cheapest way to improve your home. It just requires a little bit of your time and effort. Most of the time, people would consider buying a house that is well lit, clean and spacious, for the most part.

How do you start renting a property? As a landlord there are certain things you need to do and I have written a brief summary of some of the things involved in renting a property which I hope you will find useful.

You must ensure that the property is suitable for habitation; if it isn’t, then you need to make sure it meets the correct standards for a rental property.

It is best if the property is newly decorated in neutral colors with a darker colored carpet if possible. It is worth remembering that many estate agents will not rent out a property unless it is decorated to a good standard.

The most attractive rooms in the property should be the kitchen and the bathroom. Is there anything you can do to improve their attractiveness? Upgrading the kitchen and bathroom will increase your chances of renting the property and you may be able to rent it at the higher end of the rental scale for a similar property in your area.

If the kitchen is repairable but the cabinet doors are old and in disrepair, then it may be worth replacing the cabinet fronts and drawers to give them a more modern look without costing you too much. If you need to replace the entire kitchen, think of it as an investment in the property for any future sales.

The minimum you should provide in the bathroom is a mirror. It is better if you can also provide a cabinet and shelf. Make sure the bathroom is not damaged or dirty; you can buy a new one for a couple of hundred pounds at your local DIY store.

Give the property Curb Appeal as if you were selling it. If your tenant sees an overgrown yard with a broken fence, he can rent it to someone else or rent it to you, but agree to pay you less rent. You could also be exposed to litigation if an accident occurs due to the broken fence.

Ask yourself the following:-

* Have I carried out all the necessary checks on this property and do I have all the correct certificates in place?

* Is there anything that needs to be repaired or replaced to prevent possible accidents or problems in the future?

* If I were a potential tenant, would I want to live in this property?

If the answer to any of these questions is NO, you must fix the problem before renting.

Don’t get too emotionally attached to the property and don’t spend a fortune on decor unless you are renting to a corporate market and then you will need to research what the market expects.

If you’re looking to get the best possible rental return, you’ll need to look at other rental properties in your area, for example, is it better to rent furnished or unfurnished properties? In my local area, rental properties are generally unfurnished, but you must provide appliances (washer and dryer, refrigerator, freezer, and stove, and must have drapes or blinds). In the next town over, they are rented out mostly furnished and often to students.

Who is your target market?

You must decide who is most likely to be your tenant. Are you looking to rent to a professional couple, a family, low income or corporate rentals or are you looking to rent to students? If you are renting to students or a group of tenants, you may be required to rent furnished and have a multiple occupancy housing HMO license. Your property and location may dictate your type of market to some extent. If you have a 5-bedroom home in a college town, a student rental may be your best profitable market. If you have a luxury apartment in a big city, then a corporate rental or professional couple may be more suitable. Do some research and do your due diligence first.

Should I use a leasing agent?

You must decide whether to rent the property through a leasing agent or by yourself. If you are renting through a leasing agent, be sure to read all of their terms and conditions carefully. They usually offer a couple of levels of service. They can offer you a tenant search only service where they advertise and set up showings, find the tenant, verify the tenant and create all the paperwork, collect the deposit and set up a standing order for your rent. However, any problems with the property or maintenance will be your responsibility and you must be able and willing to take a hands-on approach.

They will also offer a full service where they will meet the tenant as stated above, but they will also take care of any maintenance and issues and charge you a monthly fee for this service. This is easier but more expensive. Again, be sure to read all of their terms and conditions to see what they actually cover and what their service offers you.

Shopping around

Don’t be afraid to shop around and ask several leasing agents for their terms and conditions. They may ask to see the property first, before sending you any details, but this is normal practice. Or they can just leave you the information in the post. Remember that they expect your business and you want to make sure you get the best leasing agent and the best deal for your money that suits your needs. Make sure you’re happy with what they offer in their service packages and ask them about anything you’re unsure about.

Compare one agent with another, don’t just choose the first one. If you know someone who has used a particular Agent before, ask them what they really think of the service they receive from that Agent. I’m sure you’ll get an honest answer, especially if that person isn’t satisfied with something.

What if I want to quit myself?

With the costs involved in rental agent fees, you may decide that you prefer to rent the property yourself. You will need to advertise your property for rent. You can advertise in the local newspaper, in store windows, and on free internet classifieds sites, or ask friends and colleagues if they know of anyone looking for a rental property. If you have a large company in the area, ask if any of their employees are looking for properties to rent and if it would be okay if you put a little notice on their bulletin board, you never know they might say yes.

It’s a bit more difficult to advertise on the big property websites unless you can pay a fee to a third party, like a real estate agent, to place the ad on the sites for you. There are some agents that offer this service, such as H&M Property Services, who charge you a fee of £49.00 for your listing to appear on the major rental sites.

You can also get a FOR SALE board made to put outside the property. I know someone who bought a couple of signs on eBay for £25.00 that included his phone number. The signs were made on a plastic board, but this person attached them to a wooden sign with a pole that they had created and the signs looked pretty professional.

What checks and certificates do I need?

You will need to have certain checks carried out. If you are leaving through an agency, check to see if they provide any of these services as part of your package as no one pays twice.

You will need an EPC – Energy Performance Certificate which is now law and allows the prospective tenant to see what rating their property is performing at. It’s a bit like the energy ratings you get on a new appliance, only it’s related to how energy efficient your property is. They usually cost upwards of £50.00 plus VAT. You can contact a local rental agent or estate agent to ask if they can recommend someone, or try typing “EPC in London” (substituting London for your local area, of course). Better yet, if you know of another landlord who has had one done recently, ask who they used.

On May 5, 2009, The Times newspaper stated that the Government will introduce a Green Paper within the next 10 days which will require all landlords in England and Wales to have a license. Owners in Scotland have been licensed since 2006.

Owners are expected to pay a license fee of around £50 under the guise of weeding out bad owners, although I’m not sure how this will work yet. The Times also reports that the Government will introduce a statutory regulator for rental agents.

You will need to have an annual Landlord Gas Certificate from a “Gas Safe Registered” installer (formerly Corgi Gas Registered) and you will need PAT Certificates for all Portable Appliances plus a 5 year verification of main electricity on the property.

You will need buildings insurance unless you have an apartment and this insurance is usually part of the annual maintenance fee you are charged. The tenant must obtain contents insurance as part of the tenant’s liability.

All furniture must comply with the Fire Safety Regulations Act 1988 (Amended 1989 and 1993). You must have smoke detectors installed on each floor.

Take care of your Personal Security when Showing the Property

You will need to take prospective tenants to viewings. If you are a single woman, I recommend that you take extra precautions for your personal safety when showing the property, bring someone with you if you can. Keep your visits during the day if possible (although this is not a guarantee). Be sure to let someone know that you are showing the property to a stranger. The Suzy Lamplugh Trust may have more information on personal safety.

The tenant has agreed to rent. What do I do now?

When a tenant agrees to rent to you, you will need a Tenant Screening Checklist and Application Form, Bank Reference Authority Form, Permanent Order Form, Employer Writing Authority Form, and Writing Authority Form. to the previous owner. also ask if they are on the electoral register and check with your town hall. Have your tenant complete this information immediately after agreeing to become your tenant.

You will need to run a credit check on that person and you will need to send letters along with authorization forms to the previous landlord, employer, tenant’s bank, etc. These things will take a couple of weeks to be returned. You will need to complete a 6 month Secured Short Term Lease (better than 12 months in the first instance), and these days it is acceptable to deliver a Repossession Order at the commencement of the Lease as long as it is dated at least one day after the move-in date of your new tenant (this seems to be a common practice now among leasing agents).

I think I’ve briefly touched on most of the requirements, but make sure you do your own due diligence and become a safe, legal and responsible Owner.

There may be times when someone’s life goes their way and times when it doesn’t. It could be said that this is simply part of life, and not something that can be changed.

However, even if this is the case, it will be up to you to decide how you will respond when things don’t go your way. It has been said that while one cannot control what happens to them, they can control how they respond.

It is empty

During this time, they may soon begin to think about what they need to do to move forward. This may not take long to happen, or you may need to be patient.

This is something that can depend on what is not going the way you would like it to be. Also, even though one might have overcome a number of challenges up to this point, it does not mean that it is easy for them to overcome what currently consumes their attention.

A break

One could then take a step back from what is happening and go and do something else. They may find that if they went for a walk, they might soon begin to gain a new perspective.

This is likely due to the fact that they are creating the space for something new to enter their mind. However, when you focus on what is not right in your life, it can prevent you from doing it.

Outside the Box

Then it will be as if they have gone out of their own mind, and this is likely to make their lives much easier. On the other hand, if they went over the same information over and over again, they wouldn’t get very far.

In the same way that upgrading a computer can allow you to do different things; receiving new information can have the same effect. So one could say that what is going on in one’s mind is going to define how free one feels.

Blocked

If you feel trapped inside, it won’t matter what happens on the outside. So what this shows is how important it is for one to do what one can do, to open one’s mind and receive new information.

When you can’t do this, you might have a problem in your life, but you might find that you can’t do anything about it. This could be seen as something they just have to put up with.

Two sides

Now, if this relates to something minor, you may find that it doesn’t end up having much of an effect on your life. They might think about it from time to time, but that might be as far as it goes.

At the same time, this could be something important, and this will prevent them from being overlooked. This one thing will have a great effect in every area of ​​your life.

For example

What this might show is that one was in a relationship with someone who just left him, or might not even get that far. If they don’t go far, it could mean they can’t attract someone to be with.

Alternatively, one might find that they cannot earn enough money to support themselves, and might even have a family. Or, one could be studying for something and it could be too much for them.

Caught

Depending on what is happening to them, one may feel that there is nothing they can do. From the outside, it may seem like there is nothing wrong with your life, but this couldn’t be further from the truth.

You can feel like you’re in a prison, and this is going to be a prison you can get out of. Regardless of whether they feel like they have control over other areas of their life, this will be seen as something they have no control over.

Helpless

So what’s going to have the biggest effect on them isn’t going to be what’s happening; it’s going to be how they feel about what’s going on. They will believe that they are completely powerless.

And while there’s a chance they haven’t tried to change what’s going on, there’s a chance they have. But even though they have searched for answers, it will not have had much of an effect.

The result

Experiencing life this way, it won’t be too much of a surprise if you end up feeling depressed. This could be something that happens to them from time to time, or it could take over their entire lives.

If they looked in the mirror, they might come to the conclusion that they are a shadow of themselves. And the longer this goes on, the harder it will be for them to get back on their feet.

Awareness

It would be easy to say that one just needs to be positive and their life will soon change. This might work; another option would be for one to look for the part within them that does not give up.

In addition to this, it is going to be vital for them to do whatever they can to find the support and information they desperately need. They need to move on, and if they can do this, there is always a chance that they will find what they need.

Dating callback rules for women tend to be a bit confusing for most of us. It is very difficult to know when we should call back the man of our lives. The most important of the callback rules for women is to always wait to call your guy back. You don’t need to wait hours or days, but don’t pick up the phone and call him back the second you realize he missed your call. Men make judgments about us based on how we handle phone calls. They may seem pretty uninterested in that aspect of the relationship, but actually most men are paying close attention. Women can easily seem desperate because of the way they handle phone calls. If you’re always waiting by the phone for him or calling him back as soon as you realize you missed his call, he’ll see you as emotionally dependent on him. So how long should you wait to call him back after he’s called or left a voicemail? The answer depends on two factors. If he called and you see his number on your phone, but he didn’t leave a voicemail, don’t call him back. This is one of those callback rules that women often ignore, but they shouldn’t. If he didn’t leave a message, you have no reason to call him back, so don’t. If you leave a voicemail, please wait at least 30 minutes before calling them back. Make him believe that you are not so concerned about him and the relationship that you have nothing better to do. Buying a home is an exciting time for most people, but it can also be confusing and full of unfamiliar terminology. The list of specialized terms related to the purchase of real estate seems endless, so here we will focus on some of the more common terms used specifically in connection with the purchase of title insurance.

The Basics: What is Title Insurance?

To begin, let’s define title insurance itself. In its most basic form, it is a loss prevention insurance policy that protects against legal defects in title that occurred prior to purchase. Generally, two policies are issued. An “Owner’s Policy” covers the homeowner and a “Lender’s Policy”, sometimes called mortgage insurance, covers the mortgage lender.

You also can’t buy title insurance anywhere. You will need to purchase your policy from an authorized agency. Often your bank or mortgage lender will recommend a title insurance agency, but as a buyer, the choice of which company to use is yours.

Other terms to know

“HIGH” is a term you’ll hear a lot when shopping for title insurance. ALTA is the American Land Title Association; the leading trade association for title insurers. ALTA policies are widely used in the United States and are preferred by many lenders. ALTA Residential and ALTA Homeowner’s policies are the two most widely used policies in residential property transactions.

Escrow is a term with many different meanings. When it comes to title insurance, escrow refers to the funds you provided as collateral when you made the initial offer on the property. These funds have been deposited in a special account by the escrow holder, often a title insurance company, and will be released once all obligations related to the purchase of the property have been met. This usually happens at the closing of the property, which is the final meeting; the meeting at which ownership of the property is transferred.

Title Report Terms

One of the main duties of the title agency is to conduct a title search, which is a thorough check of public records to ensure that the property is legally available for sale.
